    Estimator

    Long Painting Company (LPC) is looking for a motivated individual to estimate complex new construction and maintenance coating projects in the Northwest. Industrial projects include: shipyards, bridges, tank farms, factory maintenance painting, dams and infrastructures. Commercial projects include: Campus facilities, schools, hotels, high rises, hospitals, and office parks. New construction and repaint projects range from $5,000 to several million. LPC may employ up to 300 employees during peak months and typically conducts 25-40 projects at once.

    Estimators are given both goals for bidding and profitability.  Comprehension of economic factors, time management, risk, bid accuracy and attention to detail are important for success

     

    Duties

    Estimating

    • Quantity take-off (on-screen, paper, on-site) and pricing for estimates using estimating software and LPC procedures to determine labor, material and equipment costs. Organize material, equipment and subcontractor quotes.
    • Analyze bid documents and understand contractual terms and conditions. Prepare proposals using a combination of Word, Excel, Adobe and estimating software.
    • Effectively manage time in order to annually achieve bid volume, sales, and profit goals in relation to meeting weekly deadlines.
    • Familiar with CBA, local labor, and environmental impacts and requirements.
    • Understand and integrate industry standards into the bidding process as it affects production rates, QA- QC, requirements, and contract language.

     

    Integration with Production Team

    • Actively participate in project handoff and initial planning on projects with the project team (Project Manager, Superintendent, Engineer and Foreman).
    • Review contract scope of work for awarded projects to ensure the contracts include only what was bid.
    • Consult with clients, vendors and other project related individuals to discuss costs and professionally resolve issues.
    • Perform job walks and site visits in order to troubleshoot issues, examine existing conditions, and conduct pricing for change orders.

     

    Customer Service/Sales

    • Write proposals and provide follow up with the customer through the closing of the sale. Follow up on project bids in order to obtain bid results.
    • Provide excellent customer service to customers and attend core customer events. Occasionally visit core customer offices. Create and foster profitable relationships.
    • Provide ROM/conceptual budgets for core customers when requested.

     

    Critical Skills/Requirements

    • Prefer but not required, basic knowledge of floor, tank, marine, and concrete coatings, surface preparation, various abrasive blasting techniques, abatement, fireproofing.
    • Prefer but not required, 1-2 years’ experience estimating commercial and residential projects: High-rises, data centers, hotels, universities, tenant improvements, mansions etc.
    • Familiar with industry standards for maintaining quality certifications. Be aware of quality control requirements for protective coating projects.
    • Demonstrate solid understanding of construction management fundamentals such as, project management, scheduling, estimating, SDS, contracting, and site safety.
    • Demonstrate sold written and oral communication skills. Seek out professional development and continuing education opportunities.
    • Analyze contract language, scope of work, and construction schedule. Quickly compute numbers with solid understanding of basic algebra and geometry.
    • Manage time to meet bid deadlines while not compromising accuracy and protocol.
    • Able to integrate technology into the job:
    • Able to operate a smartphone or tablet in order to quickly process information.
    • Proficient in Microsoft Outlook, Word, Excel and PowerPoint.
    • Proficient in estimating programs and customer relationship management software such as Hard Dollar (estimating program) and Project Sales Achiever (CRM).

     

    Education/Experience/Credentials

    • Prefer associates, or university program certificate in construction management or civil engineering
    • 2-3 years’ experience in the construction industry is preferred.
    • Previous construction management experience or applicable job experience.

     

    Administrative Requirements

    • Pass a pre-employment drug screen.
    • Have reliable transportation; driving record that is insurable.
    • Show proof of citizenship or authorization to work in the U.S.
    • Pass a background check (typically 10 years back) to get into facilities such as plants, military installations, prisons, etc.

     

    Typical Work Hours and Job Setting

    • Schedule is operations dependent, generally Monday – Friday from approximately 7:30 am – 4:00 pm. Flexible scheduling is expected and allowed.
    • Work sites will vary from the office to various construction sites located primarily in the greater Seattle and Portland areas.

    Business Development

    Provides leadership and coordination for all sales and marketing functions for Long Painting Company (LPC). The overall goal of this position is to find, attract and win new clients, nurture and retain those the company already has, entice former clients back into the fold, and organize the selling process in the private, direct to owner markets. This leader builds market position by locating, developing, defining, negotiating, and closing business relationships. Position reports directly to the President.

    Duties

    • Identify innovative ideas by researching industry and related events, publications, and announcements. Investigate and assess target markets and customers for protective coating opportunities. Gather intelligence on customers and competitors to identify and qualify opportunities for new business.
    • Generate leads and opportunities for possible sales. Arrange meetings with prospective clients. Capitalize on existing business relationships with current customers to expand market share.
    • Assist and support the General Managers, Estimators and Project Managers (Sales Team) in their activities.
    • Work on formal proposals and presentation management. Follow up on sales and bidding activities. Provide trustworthy feedback and after-sales support.
    • Responsible for all sales tracking and activity reports.
    • Manage customer relationship software.
    • Oversee sales statistics and results for every member of the sales team. Prepare monthly activity reports on Brought-to-Bid opportunities.
    • Participate in Executive Committee meetings.
    • Participate in Strategic Planning Initiative development and execution. Provide monthly construction economic forecast information to the team.
    • Attend, network and participate in trade shows.
    • Perform any other duties necessary to the position, as assigned.

     

    Critical Skills/Requirements

    • Proven working experience in a Business Development or Sales Executive position or relevant role in the protective coatings industry.
    • BS/BA in business administration, sales or relevant field.
    • Proven sales track record with polished communication and negotiation skills.
    • Proficient in Microsoft Outlook, Word, Excel, PowerPoint and CRM software (Project-Sales Achiever).
    • Knowledge of the market for the protective coatings industry.
    • Able to build rapport with a high degree of professionalism.
    • Excellent time management and planning/organizational skills.

    Professional Coatings Applicator

    Project Manager

    The Long Painting Company Project Manager (PM) will provide project management for multiple coating projects throughout the Northwest. The PM is accountable for the successful completion of the project. The responsibilities of a PM include obtaining projects, planning, executing, closing projects, organizing, supervising and coordinating the project and on-site staff (daily communication with Superintendents on each project is expected) in order to complete the work on schedule, within budget and to the quality of workmanship specified. Along with site management, sales and estimates, the PM is also expected to develop a relationship with 1-5 core customers by bidding their projects, assisting them with budgets as requested, responding to changes on existing projects, establishing social interactions, and creating new opportunities.

     

    Duties

    Project Management

    • Read and understand plans, specifications and schematics to communicate with the customer’s project team and LPC’s production team in order to set goals, measure production, and maintain budget.
    • Prepare monthly work in process reports and semi-annual cash flow statements.
    • Participate in project handoff, and startup planning on successfully awarded projects with Superintendents and the production team.
    • Study specifications to plan procedures for construction, based upon starting and completion times, and staffing requirements for each phase of construction.
    • Regularly review project drawings, specifications, product data, and Safety Data Sheets that pertain to current or upcoming project tasks.

     

    Estimating

    • Perform quantity take-offs, and pricing for estimates using the Company’s estimating program, and Standard Operating Procedures.
    • Communicate with customers during the bidding process.
    • Attend meetings related to project bidding, writing proposals, and provide follow up with the customer through sales closeout.

     

    Critical Skills/Requirements

    • 2-5 years’ experience in estimating and managing industrial coating applications with bridges, port facilities, ships, manufacturing facilities, tank farms, pipelines, etc. and 2-5 years’ experience estimating and managing commercial and large scale residential projects to include: High rises, data centers, hotels, universities, tenant improvements, high end homes, etc.
    • Knowledge of floor, tank, marine and concrete coatings, surface preparation to include various abrasive blasting techniques, lead paint abatement, fireproofing, plural component application, etc.
    • Familiar with industry standards for maintaining quality certifications. Provide quality oversite for protective coating projects.
    • Leadership and interpersonal skills to effectively work with multi-generation employees, other contractors on a shared worksite, and a wide variety of customers.
    • Computer use and knowledge:
    • Proficient in Microsoft Outlook, Word and Excel.
    • Familiarity with construction management and scheduling software.
    • Learn programs such as Hard Dollar (estimating program) and company CRM.
    • Work and thrive in a fast-paced environment. Competent in handling simultaneous tasks and planning multiple events.

    Oversee multiple painting crews performing multiple jobs throughout the Northwest specifically from Vancouver WA office location which predominantly represents the Portland area. Jobs can range from $15k with 1-3 painters to over a million plus dollars with 6-20 painters. Leadership, technical field experience, and situational awareness are all pre-requisites for this position.

    Responsible for the training and safety of their crews. Ensures implementation and follow-up of site specific safety plans. Produce all safety and task plans before or during the job walk/rehearsal. Continually checks for safety throughout the course of the project. Works with the foremen to ensure forms and site training is performed at the start and throughout the job.

    Develop and renew relationships with clients. Respond to customer complaints or questions in a timely manner; work with Project Manager to ensure communication between the Company and customer. Coordinate scheduling with subcontractors. Ensure Foremen are on task.

    Measure production and evaluate job progress including safety, quality, and costs. Monitor jobsite cleanliness. Maintain crews in size and skills appropriate to the projects. Ensure required project documentation is complete. Enforce standards of quality and professionalism to eliminate paint failure, rework, safety hazards, and loss of production.

    Prepare for and attend weekly Production Meetings and scheduled Safety/Foreman’s Meetings. Foster the next generation of leaders through the company’s mentoring program

    Ability to read and understand plans, specifications and schematics to communicate with project managers and foremen in order to set goals, measure production, and maintain budget.

    Proven leadership and interpersonal skills to effectively work with multi-generation employees, other contractors on a shared worksite, and a wide variety of customers.

    Knowledgeable of local union rules and regulations.

    Familiar with SSPC requirements for maintaining QP1, QP2 and QP9 certifications, Understand PDCA Industry Standards. Ability to administer quality control for protective coating projects.
